This splendid 3 bedroom holiday cottage in Newton Valence, Hampshire is located close to the nearby South Downs, complete with all essential mod cons for comfortable self-catering.
The property is bright, airy and spacious with an open plan double-height living area with gallery above. On the ground floor is the first double bedroom accommodating a large 5ft king size ‘zip & link’ double bed (which can convert to create 2 singles), plus a contemporary styled bedroom chair that can fold out to create another single bed if required. Next to the bedroom is the family bathroom, ideal for those who wish to be on one level, whilst upstairs on the first floor you have two more double bedrooms, both with 5ft king size ‘zip & link’ double beds, with bedroom 2 offering with an en-suite facility and another fold out bed chair, if required,
Fully equipped for self catering, with large sliding doors leading onto the shared external patio this property can also be rented along with it’s adjacent 1 bedroom cottage Goldridge, accessed internally through inter-connecting fire doors, to allow sleeping for up to a possible 12 guests – please contact us to book this configuration.
Maplescombe is pet friendly for up to 2 well behaved small to medium sized four legged friends and comes complete with complimentary super-fast fibre broadband Wi-Fi at 300 mbps for your work or social needs.
Child cots and highchairs are also available at no extra cost. (If cots are provided guests are asked to please bring their own child’s bedding).
Notes
Some of our properties have age restrictions, such as where we feel it would not be suitable for younger all adult groups, such as within quiet residential areas where noise may be an issue. All bookings are subject to Owners’ Discretion. Our star system is based on current English standards

Linen & Towels
All bedding and towelling is provided, with a mid term maid cleaning service available on request. Additional linen is available at £25 per set to include 1 medium bath towel. Please select here for a complete list of linens and towels supplied.
For Dogs
We warmly welcome up to 2 small to medium sized well behaved four legged friends at Maplescombe at an additional cost of £25 each per dog, per week/part week. (However, to be fair to our neighbours no continuous barkers please).

For Children
One child cot and highchair is available at no extra cost, plus Maplescombe also has the option of fitting child gates top and bottom of the stairs. (If cots are provided guests are asked to please bring their own child’s bedding).

There is parking on site at Maplescombe for 1 vehicle, to the front of the picket fence, plus a couple of additional visitors spots.
Smoking Rules
For the comfort of others smoking is not permitted within our properties so please refrain from smoking indoors. Smoking is permitted within the outside communal patio area only.

Neighbours
All our properties are located within residential areas so we do have neighbours whom we need to consider. If you feel you could comfortably monitor noise levels (in particular out in the gardens and outside areas into the evenings) then we would love to have you stay and have had countless gatherings who have had a great time with us at our properties. If however you feel that it would not be possible to monitor noise levels, then we would have to recommend you consider something without neighbours.

There is a small farm shop located at Gilbert White’s House and Gardens in Selborne offering organic produce from the gardens. Alternatively you will find a Tesco Express within an approximate 8 minute drive.

Walking, Running & Cycling
The 3km Zig-Zag walk is very popular here offering views of Selborne and the South Downs. The path has been preserved by The National Trust and it now provides a quirky route up to Selborne Common.
